Here's the sentence most foundation companies won't lead with: most foundation cracks are cosmetic. Hairline vertical cracks in poured concrete are almost always shrinkage from the original cure — the concrete pulling itself slightly apart as it dried decades ago — not evidence that your house is moving. The signs that actually deserve attention form a much shorter list: a horizontal crack in a basement wall, stair-step cracks in brick or block that are widening, any crack wider than about 1/4 inch, doors and windows that stop latching, sloping floors, and a basement wall visibly bowing inward.
The difference between "seal it and move on" and "stabilize it" isn't how alarming a crack looks in a flashlight beam. It's whether the foundation is actively moving — and movement is measurable. That's the frame for everything below.
The cracks that are usually fine
Start with the reassuring category, because it's the biggest one.
Hairline vertical cracks in poured concrete. Concrete shrinks as it cures, and it relieves that stress by cracking — usually in thin, near-vertical lines, often near the middle of a wall or below a window opening. If the crack is roughly hairline width (think credit-card thickness or less), runs vertically or slightly diagonal, and isn't leaking, it's overwhelmingly likely to be shrinkage. Seal it to keep water out, then leave it alone.
Old, stable cracks. A crack that has looked the same for ten years is a historical record, not a live problem. Paint that bridged the crack years ago and hasn't torn since is actually useful evidence of stability.
Seasonal hairlines. South-central Kansas clay shrinks hard in drought summers and swells again with fall and spring rain. Some hairline cracks open slightly in August and close by November. That's the soil breathing, not the structure failing — annoying, but normal for this region.
For all three, the right response is the least dramatic one: seal the crack, then monitor it. A crack monitoring gauge — a small plastic gauge epoxied across the crack that shows movement in millimeters — turns anxiety into data. So does the low-tech version: a pencil line across each end of the crack, a date, and a photo every month or two. If nothing changes across a full wet-dry cycle, you have your answer. The signs that mean actual movement

It's often accompanied by inward bowing or a slight shelf where the wall has shifted on the crack line. - A wall bowing or bulging inward. Sight down the wall from one end, or hang a string line. Deflection you can see, or a bow approaching an inch, is structural and worth stabilizing; caught early, wall anchors or carbon fiber straps cost a fraction of rebuilding a wall that's been left to keep moving.
- Stair-step cracks in brick or block that are widening. Stair-stepping follows the mortar joints and is the classic signature of differential settlement — one section of footing dropping relative to the rest. Old and stable can be fine. Widening, or with edges offset from each other, means it's active.
- Any crack wider than about 1/4 inch. Width correlates loosely with movement. A quarter inch is the common rule-of-thumb threshold where "monitor" turns into "assess."
- Doors and windows that stop latching. Frames rack out of square when the foundation under them tilts. One sticky door after a humid week is nothing; several doors on the same side of the house that no longer latch is a pattern.
- Drywall cracks above doorways, gaps under baseboards, sloping floors. Individually weak evidence — houses flex, drywall cracks. Clustered together, and especially clustered on one side of the home, they're how settlement announces itself indoors before the foundation looks dramatic outside.
Notice the theme: no single symptom is a verdict. Direction, width, change over time, and clustering are what matter — and every one of those is a measurement, not a feeling.
Why Kansas homes crack: the clay under your feet
Wichita-area foundations sit on expansive clay, and expansive clay moves. It swells when it's wet and shrinks hard when it's dry — and south-central Kansas obligingly supplies both extremes every single year. Wet springs and fall rain systems load the soil; drought summers bake it until it pulls away from foundations, opening gaps that funnel the next rain straight down the wall. That shrink-swell cycle is the engine behind most of the stair-step cracking, settlement, and seasonal door-sticking in the region. Saturated clay also pushes laterally against basement walls, which is why bowing block walls are something of a signature Wichita-area problem.
The cycle plays out differently by housing age. Older basements around Wichita carry decades of accumulated flexing. Meanwhile, in fast-growing communities like Maize — where whole subdivisions have gone up on former farmland over the past two decades — the common issue is different: fill soil under new lots consolidating during its first five to ten years, producing early differential settlement and drywall cracks in homes that are barely broken in. Same clay, different chapter of the story.
None of this is cause for alarm. It's physics, it's regional, and it's exactly why "is it moving?" — not "is it cracked?" — is the question that matters here.
What a measured inspection actually shows
A proper assessment produces numbers, not adjectives. Here's what that looks like:
An elevation survey. A floor-level mapping instrument (often called a zip level) reads the elevation of the slab or floor at points throughout the house, producing a map of highs and lows in fractions of an inch. This is the single most useful diagnostic in foundation work, because it distinguishes a house that settled once, long ago, from one that's tilting now — and it shows exactly where.
Crack measurement — and remeasurement. Width, direction, offset, and location get documented on day one. The real information comes from the second visit: a crack that measures identical three or six months later is historic; one that's grown is active. Monitoring is a legitimate professional recommendation, not a brush-off.
Active vs. historic, in writing. The deliverable that matters is a written scope separating "fix now" from "monitor" — with the reasoning attached. Plenty of Wichita-area homes that get inspected need sealing, gutter and grading corrections, or a monitoring plan rather than structural work. When structural work is warranted, the scope should say exactly what and where, in terms a structural engineer could review. (An independent engineer's evaluation, typically $300–$700, is always a reasonable step on a large repair — a measured scope should welcome that review, not dodge it.)
